Kevens Landscape provides landscape design in Verrado, Buckeye, AZ for two kinds of homeowners: those whose yards date from the community's first years and are ready for a remodel, and those moving into a new home with nothing behind it but dirt. We design, submit and build both.
Verrado opened in 2004 in the foothills of the White Tank Mountains and was planned like a small town. Streets near Main Street are lined with evenly spaced shade trees and front porches. Farther out, the planting loosens and blends into the desert. The community's design guidelines describe that shift on purpose: formal at the center, natural at the edge.
A good Verrado backyard follows the same logic. Near the town center we lean toward structured layouts, courtyard paving and shade trees. On foothill and golf course lots we use desert planting and keep views open.
In design terms, formal means straight lines and repetition: paving squared to the house, matched trees and a fountain or fire feature centered on a door. Natural means curving bed edges, boulders set into the grade and plants in loose drifts. Most lots fall between the two, so we often keep the yard ordered near the house and let it relax toward the back wall.
Remodeling a Yard From Verrado's Early Years
A yard installed fifteen or twenty years ago has usually reached the end of its first life. Drip lines clog and leak, trees have outgrown their spots, lawns struggle, and the concrete patio is smaller than the family now needs. We redesign these yards from the ground up or in phases:
Replace failing irrigation and add a smart controller
Refresh planting with species from Verrado's approved list
How We Size Up an Older Verrado Yard
A remodel starts with a close look at what is already there.
Usually worth keeping: healthy, well-placed shade trees, sound block walls, a pool shell in good structural shape and a concrete patio slab that has not cracked or settled. A solid slab can often be covered with pavers or travertine instead of being demolished, and our comparison of travertine and concrete pavers can help you choose a surface.
Usually ready to go: old valves and drip tubing, lawn that never recovered from summer and trees planted too close to a wall or the pool. We run every irrigation zone, check which way the ground drains and compare existing plants with Verrado's current lists before recommending anything. If the watering system is the main problem, our water-saving irrigation tips are a useful place to start.
Phasing a Remodel While You Live There
A remodel usually happens with the family at home, so the order of work matters. Heavy work comes first: demolition, pool work and anything that needs equipment in the yard. Underground lines for drainage, gas, power and irrigation follow, then paving and structures. Planting, turf and lighting come last.
Each stage should end at a clean edge so the yard is usable in between. We keep a safe path from the house to the gate, keep the pool area secured and leave temporary irrigation running to the trees you are keeping. We also ask the association how it wants a phased project submitted before the first phase goes in.
New Homes in Victory and the Foothills
Verrado is still growing. In Victory, the 55+ district, owners often want a courtyard or patio that is easy to maintain and comfortable for entertaining. In the western foothills, Regent Hills offers elevated view lots. For a new home we start with the builder's plot plan and a 3D model, as described on our landscape design and build page.
For a Victory courtyard, easy care is designed in. We use level paving with good grip and as few steps as the lot allows, raised planters you can tend without kneeling, and shade over the seats you will use most. Pots and beds go on drip with a controller that keeps watering while you travel.
Getting Through Verrado Design Review
Verrado requires Design Review Committee approval before any exterior improvement is installed. That includes rear-yard landscaping, pools and spas, shade structures and landscape lighting. The committee's published guidance allows up to 30 days for review, and approvals carry time limits for starting and finishing work.
We handle the paperwork side for you: a scaled plan, plant list, materials, structure heights and lighting details in the format the committee expects. Because guidelines change, we work from the current edition and confirm anything unclear with the association before we submit.
From first visit to first day of construction, the steps run in this order:
Measure and design. We measure the yard, build the 3D model and revise it until you approve the layout.
Check. Plants are compared with the approved list, and structures and lighting with the current guidelines.
Submit. We prepare the drawings and application and send them to the Design Review Committee.
Respond. If the committee asks for a change, we revise the plan and review it with you before it goes back.
Schedule. With written approval in hand, we apply for any City of Buckeye permits the project needs and set a start date.
Build. We follow the approved plan and check with the committee before changing anything it approved.

Verrado Landscaping FAQs
Do I need approval to redo my backyard?
Yes. Verrado asks for design review approval before installation, even in the backyard. That covers landscaping, pools and spas, shade structures and lighting. We prepare and submit the application as part of the project.
Is artificial turf allowed in Verrado?
Verrado has specific guidelines for artificial turf in front yards and other yards visible from outside the lot. We check what applies to your home and include it in the submittal.
Can you phase a remodel?
Yes. We design the full yard once, then build it in stages that fit your budget. The stages are ordered so finished work is not torn up later.
Can you keep my mature trees and existing pool?
Often, yes. Healthy trees in the right place are worth designing around, and a sound pool shell can usually be refinished and given a new deck instead of being replaced. We inspect both before recommending what stays.
Do you design yards in Victory?
Yes. For Victory homes we focus on courtyards and patios that are comfortable to use and simple to look after. We confirm which association requirements apply to your address before design begins.
